ORDINANCE NUMBER 96-9770
AN ORDINANCE PROVIDING FOR THE AMENDMENT OF ORDINANCE
NUMBER 8526, THE SAME BEING CHAPTER 42 OF THE SALINA CODE, AND
THE ZONING DISTRICT MAP THEREIN AND THEREBY ADOPTED AND
PROVIDING FOR THE REZONING OF CERTAIN PROPERTY WITHIN THE CITY
AND PRESCRIBING THE PROPER USES THEREOF.
WHEREAS, all conditions precedent for the amendment of the Zoning
District Map, the rezoning of certain property therein, hereinafter described
has been timely complied with, SO NOW, THEREFORE,
BE IT ORDAINED by the Governing Body of the City of Salina,
Kansas:
Section 1. AMENDMENT. DISTRICT "PC -7". PLANNED HIGHWAY
COMMERCIAL DISTRICT. That the Zoning District Map of the City of Salina,
Kansas, duly adopted and published as a part of Ordinance Number 8526, the
same being Chapter 42 of the Salina Code, be and it is hereby amended so
that the following described property be rezoned as follows, to -wit:
A tract of land in the North one half of the Northeast
Quarter (NINE -1) of Section Two (2), Township Fifteen
South (T15S), Range Three West (R3W) of the Sixth
Principal Meridian in the City of Salina, Saline County,
Kansas described as follows:

The above described tract of land includes the existing
Riffel Estates Subdivision.
The above described tract of land contains 838,029.65 square
feet or 19.24 acres more or less.
The above described tract to be platted and known as the
RIFFEL ADDITION to the City of Salina, Saline County,
Kansas.
shall become a part of District "PC -7". PLANNED HIGHWAY COMMERCIAL
DISTRICT.
1) Permitted uses shall be limited to those listed in the
C-7 regulations and shall be subject to all bulk and
use limitations in the C-7 district with the addition
of warehousing as a conditional use.
2) Signage on the site shall comply with C-7 regulations.
3) The developer shall be responsible for the new frontage
road shown on the plat drawing as well as the Ninth
Street median crossing and associated intersection
improvements at Ninth Street and Schilling Road.
4) A final site development plan for the entire
development or for each individual building site shall
be approved by the Planning Commission prior to
issuance of any building permits.
5) A building permit for Phase I shall be applied for
within 18 months of the approval date or the approved
development plan shall become null and void and the
zoning shall revert to its former classification.
6) Development of the site, including landscaping, shall
conform to the approved site development plan and
landscaping plan.
Section 3. That this ordinance shall be in full force and effect
from and after its adoption and publication once in the official city newspaper.

limitations as made and provided for in
Ordinance Number 8526, the same being
Chapter
42 of the
Salina Code with
reference to the PLANNED HIGHWAY
COMMERCIAL DISTRICT. Development
of the property shall be subject to the
plans on
file with
the City Planning
Commission and/or City Clerk and the
following
conditions,
to -wit:
