TURNER City rl.nnins Co..iaaion Cl ty lIa11 Saliaa, Xanaaa GeRtle.ea: 1.1: or. A. Xelley Corner of Santa Fe and Pacific Corner of Pacific and Fifth This is the folloviag iafor.ation iR reSard tc a requeat for the rezoning of the aboye captloned pro'perty to "F". Tbe applicant proposes to erect a metal and concrete building of apprOXimately 50 x 125': betveen North Santa Fe and North 5th North of Paclflc Avenue. to be used in the operatin! of hia feed and grain business. Mr. Kelley presently operatea the same type of business at 134-136 North 5th, but due to the anticipated erection of the Sallna Community Inn it wlll be necessary for Kr. Kelley to sell aad vacate his Fifth Street building. Slnce the T. A. Kelley operations depend partially on retall trade, lt makes it necessary that the Kelley buildlng be erected In an area where t~ere ls considerable traffic as well as good exposure to the publlC. Kost areas ln sallaa presentl~ zoned "F" do not allow a business these advantages. The T; A. Kelley Seed Company has been lu operation on South 5th Street for approximately thirty fiye years and from past experience lt appears that thls company wlll be a permanent fixture In the future business life of Sallna. Since the feed and grain business does not generate a large amount of traffic. there is no reason to believe that trafflc will be lncreased to any great degree in thls area. The present Kelley Seed Company has been ln the same location on Flfth Street since lnception approximately a block and half from Iron and Santa Fe Avenue and has never presented any derogaCory problems that would in any way be detrimental to the other businesses In chis vlcinity. As far as can be ascertalned, we know of no rescricced covenanCs on chls propercy vhich would prohibit the lntended use. For the past several years thls section of Salina, whlch ve are requestln~ retoning, has slipped conslderably. ~~ls can be confirmed by the closlng of filling stations and other business locations ln this viciniCY. It i. the feeling of the .. -2- writer aa well aa moat people ln that area, that a aub.tantlal company. auch a. the T.A. Kelle, Feed Compauy. vllllal to apend a considerable abount of aoney ln erectlol a _odarn facility viii have a tendency to reYitallae thl. aectlon of Salio. vhlch in time would ua-Irade the real .atata valu.a aurroundlul thla uev operation.
