04-10228 Zone Pacific Addition(Published in the Salina Journal on September o�,/, 2004) ORDINANCE NUMBER 04-10228 AN ORDINANCE PROVIDING FOR THE AMENDMENT OF ORDINANCE NUMBER 8526, THE SAME BEING CHAPTER 42 OF THE SALINA. CODE, AND THE ZONING DISTRICT MAP THEREIN AND THEREBY ADOPTED ANI) PROVIDING FOR THE REZONING OF CERTAIN PROPERTY WITHIN THE CITY AND PRESCRIBING THE PROPER USES THEREOF. WHEREAS, all conditions precedent for the amendment of the Zoning District Map, the rezoning of certain property therein, hereinafter described has been timely complied with, SO NOW, THEREFORE, BE IT ORDAINED by the Governing Body of the City of Salina, Kansas: Section 1. AMENDMENT. DISTRICT "PDD I-2." LIGHT INDUSTRIAL PLANNED DEVELOPMENT DISTRICT. That the Zoning District Map of the City of Salina, Kansas, duly adopted and published as a part of Ordinance Number 8526, the same being Chapter 42 of the Salina Code, be and it is hereby amended so that the following described property be rezoned as follows, to -wit: South ten (10) feet of Lot 14, and all of Lots 16,18 and 20 in Block 6 of the Pacific Addition to the City of Salina, Kansas (aka 801 N. Seventh Street and 811 N. Seventh Street). shall become a part of District "PDD I-2". LIGHT INDUSTRIAL PLANNED DEVELOPMENT DISTRICT. Section 2. CONDITIONS OF APPROVAL. That the use of said described property shall be subject to all the conditions, restrictions and limitations as made and provided for in Ordinance Number 8526, the same being Chapter 42 of the Salina Code with reference to the PLANNED DEVELOPMENT DISTRICT. Development of the property shall be subject to the plans on file with the City Planning Commission and/or City Clerk and the following conditions, to -wit: 1. Permitted uses on the South 10 feet of Lot 14 and Lots 16, 18 and 20, Block 6 shall be limited to awning and tarp manufacturing plus any use permitted in the C-5 district. 2. Development on the South 10 feet of Lot 14 and 16, 18 and 20, Block 6 shall be subject to the bulk and use limitations and development standards of the C-5 district, except that a dust free surface consisting of asphalt shavings shall be allowed in lieu of paved parking. 3. Front yard landscaping shall be required in accordance with the city's landscaping regulations. 4. Development of the South 10 feet of Lot 14 and 16, 18 and 20, Block 6 shall be completed in substantial conformance with the approved plans and associated submittals on file with the Planning Department. Section 3. That this ordinance shall be in full force and effect from and after its adoption and publication once in the official city newspaper.
