ORDINANCE NUMBER 18-10955
AN ORDINANCE PROVIDING FOR THE AMENDMENT OF ORDINANCE NUMBER
8526, THE SAME BEING CHAPTER 42 OF THE SALINA CODE, AND THE ZONING
DISTRICT MAP THEREIN AND THEREBY ADOPTED AND PROVIDING FOR THE
REZONING OF CERTAIN PROPERTY WITHIN THE CITY AND PRESCRIBING THE
PROPER USES THEREOF.
BE IT ORDAINED by the Governing Body of the City of Salina. Kansas:
Section 1. Findings. In relation to the following described real estate:
Lots One (1) and Two (2), Block One (1) of the Hixson-Lehenbauer 2nd Addition in the City
of Salina. Saline County, Kansas. (the "Property")
the Governing Body makes the following findings:
1. All conditions precedent for the amendment of the City's Zoning District Map and the
rezoning of the Property have been timely met; and
2. This site is already developed and the size and character of the existing buildings are
more suitable for some form of industrial redevelopment than commercial
redevelopment; and
3. The site has only 242 ft. of frontage on Broadway Boulevard and is not in a prominent or
visible location; and
4. The appearance and operating characteristics of businesses in the vicinity are more
industrial than commercial in nature; and
5. The subject property is adjacent to industrial zoned property to the west and was zoned
Light Industrial when the existing buildings were built; and
6. Needed public utilities and a paved public street are in place to serve any redevelopment
on the 7.81 acre site; and
7. This site lies in a transition area between the North Broadway commercial corridor and
the North Downtown — West Employment Area and is shown as being located in the
North Downtown — West Employment Hub on Figure 2.16 of the Comprehensive Plan.
Section 2. Amendment. DISTRICT "1-2". LIGHT INDUSTRIAL The Zoning District Map of
the City of Salina. Kansas is amended to rezone the Property as part of DISTRICT "I-2" LIGHT
INDUSTRIAL DISTRICT.
Section 3. Repealer. All prior ordinances relating to the Property are repealed to the extent they
are in conflict with this ordinance.
Section 4. Summary of ordinance for publication. This ordinance shall be in full force and
effect from and after its adoption and publication once in the official city newspaper by the
following summary.
Ordinance No. 18-10955 Summary
On August 13, 2018. the City Commission passed Ordinance No. 18-10955. The ordinance
changes the zoning district classification of a 7.81 acre tract of land located on the north side
of Hixson Drive, west of North Broadway Boulevard from C-6 (Heavy Commercial) to 1-2
