SUBJECT: Park West Addition - Preliminary Plat
Our department has completed a review of the preliminary plat of
the proposed Park West Addition, and we submit the following comments:
(1) The drainage plan indicates that surface runoff from
the rear of Lots 7-11, Block D, will flow into the
old Dry Creek channel, thence southwesterly to the
new Dry Creek diversion channel. In order to cause
the old channel to reverse it's normal flow direction,
some channel regrading will be required. No dedicated
right-of-way or easement is shown on the preliminary
plat to permit this construction and maintenance work
to be accomplished.
(2) Will the entrance, shown at the rear of Lot 8, Block 3,
remain? If so, will the drainage structure at this
entrance need to be re -sized?
(3) A drainage structure with control gates will be required
to re -open the plug in the old Dry Creek channel west of
Lot 7, Block D. Additional construction work will be
required to enlarge the existing control structure on
the new Dry Creek diversion channel, due to the increased
quantity of storm runoff water.
