KANSAS 62401 AREA CODE 919 6229461 March 19, 1979 D. W. BASSETT ASST. CITY ENGINEER We have completed our review of the preliminary plat of Fox Run Addition as submitted by M & K Development Co.. Our comments are as follows: (a) We will need additional utility easement width for sanitary sewer on the south side of Lot Twelve (12), Block Four (4); the south side of Lot Thirteen.(13), Block Six (6); the east side of Lot Fourteen (14), Block Five (5); the south side of Lot Two (2), Block Nine (9); and the east side of Lot Twenty- seven (27), Block Ten (10). (b) The City will not accept maintenance responsibility for any sanitary sewer line that ends in a clean out. (c) The City will have to verify the condition of all sanitary sewer lines and sanitary sewage pumping stations that the developer intends to dedicate to the public. Repair costs shall be borne by the developer. (d) We will need additional utility easement width for water mains on the north side of Lot One 1), Block Four (4); and the north side of Lots One �1) and Fourteen (14), Block Eight (8). (e) An eight (8) inch water main crosses (east -west) Lot One (1), Block One (1) of the proposed subdivision which is not shown on the plat. We will need a twenty (20') foot utility easement for this line. MEMBER ... KANSAS LEAGUE OF MUNICIPALITIES - NATIONAL LEAGUE Of CITIES Mr. Keith Rawlings Page 2 March 19, 1979 (f) Does the watermain cross Arkansas Avenue connecting Lot Twelve (12), Block Five (5) and Lot Thirty-two (32), Block Seven (7)? (g) The request for waivers table shown on Sheet 2 of 2 should also include Monroe Street and all cul-de-sac turn arounds. Monroe Street would require a sixty (60') foot right-of-way and the turnarounds should be one hundred (100') feet diameter. (h) There is no apparent reason to grant a waiver on the right-of-way requirements for Alabama Avenue. (i) There appears to be a deficiency in the amount of right-of-way shown for Schilling Road. This street will require a minimum of one hundred (100') feet right-of-way. (j) Show restricted access symbols for the entire northern. boundary of the proposed subdivision, along the south right-of-way line of Schilling Road, except for breaks in the restricted access control at Colorado Avenue and at Alabama Avenue. (k) Eliminate all references to "South" in "South Alabama Avenue" and rename as "Alabama Avenue". (1) All streets within the proposed subdivision that are to be dedicated to the public shall be reconstructed to City minimum standards prior to acceptance by the City. (m) The condition of the pumping station for the storm drainage system will have to be verified prior to acceptance by the City. All repair costs shall be borne by the developer. (n) The detailed drainage report submitted with the preliminary plat indicates that the existing storm drainage system meets our minimum standards of design for a ten (10) year frequency storm. There appears to be no adverse impact on upstream or downstream drainage conditions due to platting. (o) Show size of the drainage structure on Colorado Avenue between Schilling Road and Arkansas Avenue. (p) Show size of the drainage structure on Schilling Road between Colorado Avenue and Alabama Avenue.. Mr. Keith Rawlings Page 3 March 19, 1979 (q) The developer shall furnish copies of crossing agreements at all locations where waterlines or force mains cross the Missouri Pacific Railroad.
