Development
At their June 3, 1980 meeting, the Salina City Planning Commission conducted a public
hearing on Application #P.D.D. 80-2. At that time a motion was unanimously approved (6-0)
to recommend that this application be approved subject to five (5) conditions. Since that
time, the applicant has complied with three (3) of the conditions. The remaining condi-
tions are of a nature that they should be included in the ordinance:
(1) Permitted uses and signage shall be those permitted in the IIR-2l1zoning district.
(2) The existing vegetation is to remain as designated by the site plan and is to be
reviewed in detail when the final development plan is submitted.
This recommendation is based on the following Findings of Fact:
A. The proposed amendment is consistent with the intent and purpose of the
zoning ordinance (Sec. 36-101).
B. All permitted uses in the proposed district would be compatible with
the uses permitted on other property in the vicinity.
C. Through consultation with the Engineering Department, it has been
determined that adequate utilities exist to serve the request area.
D. No errors in the application of the zoning regulations are known to
have occurred.
E. The amendment is not made necessary due to changing conditions in the
area. It is made necessary due to the applicant's desire to utilize
condominium development for this project.
