Memorial Hall Office Use AGREEMENT BETWEEN OWNER AND CONSULTANT FOR A FEASIBILITY STUDY OF MEMORIAL HALL Owner: City of Salina, Kansas Consultant: Jones-Gillam, Architects/Engineers Salina, Kansas I. Scope of Services The Architect, upon receipt of notice to proceed as evidenced by approval of this agreement, will conduct a Feasibility Study of Memorial Hall and provide the following services: A. Identification of Areas Suitable for Office Space 1. Evaluate alternate locations for office conversion/renovation with minimal alteration to the existing building including consideration of structural members, building walls, doors and wall openings, windows, stairs, ceilings, mechanical systems, and electrical fixtures. 2. Identify areas most suitable for office use based on above evaluation. B. Preliminary Design Layout Plan 1. Prepare optional design layouts of potential office space and support areas. 2. Evaluate the cost-effectiveness of optional layouts based on eXisting building configuration, support system deficiencies, and building code requirements. 3. Present optional layouts and evaluation findings to the city for review and comment. 4. Prepare a recommended design layout plan. C. Cost Estimate 1. Prepare a probable cost estimate of the recommended design layout plan. 2. The cost estimate will include all architectural, structural, mechanical and electrical modifications. D. Final Report 1. Prepare a final report including appropriate design plan layout drawings and narrative information, findings and recommendations. 2. Deliver ten (10) copies of final report to the City. ~ Page 2 II. Fees to be Paid A. The Architect agrees to conduct this Feasibility Study for the sum of $3,400, complete within 60 days from notice to proceed. If an architectural project develops from this study, and Jones & Gillam are architects of record, the full fee will be applied to the architectural services fee. B. Payment Schedule. 1) Fifty percent (50%) of the fee under Paragraph II.A. shall be due upon presentation of the Preliminary Design Layout Plan as listed in I.B. above. 2) The fi na 1 fi fty percent (50%) of the fee under Paragraph II.A. shall be due upon completion of all the services described in Paragraph 1. above and delivery of the final report to the Owner.
