Roth (Nelson-Roth, Inc.), requesting rezoning of property located in Block 24, Schilling Subdivision from District "I-1 (FP)" (Industrial Park District (Flood Plain)) to District "P.D.D.(FP)" (Planned Development District (Flood Plain)). (Approx. the 2200 block of Centennial Road) Development SECTION: Re: At their August 21, 1979 meeting the Salina City Planning Commission conducted a public hearing on Application #P.D.D.79-4. The applicant's purpose is to construct a light industrial park with a private street for access to the structures. At that time a motion was approved (7-0) to recommend this application for approval subject to: 1. By-Laws and Articles of Incorporation for an entity responsible for common facilities be submitted to and approved by the Planning Staff and Assistant City Attorney prior to City Commission approval of the ordinance rezoning the property (2nd Reading). The recommendation for approval was based on the following Findings of Fact: 1. The change in district classification would be consistent with the intent and purpose of the Zoning Ordinance. 2. Every permitted use in the reclassification would be compatible with the uses permitted on other property in the immediate vicinity and with the future uses indicated on the Land Use Plan. 3. Adequate water lines exist and adequate sewer lines could be constructed at the applicant1s petition to serve the request for the proposed uses. 4. No errors in the application of the zoning ordinance are known to exist. 5. This application is not a result of changing conditions in the area. In order to accomplish this rezoning, the City Commission must pass an ordinance amending the zoning map of the city. The County Treasurer certifies that there are no delinquent taxes on this property.
