Application #Z79-ll, filed by My ton & Yenkey De~elopment Co., requesting
rezoning of the West 33 feet of Lot 9 and all of Lots 10 and 11, Block 2,
Cloverdale Addition, from District "R-l" (Single-Family Residential) to
District "1-2" (Light Industrial). (1325 Woodland) This application con-
tains 2 1/3 lots (3.04 acres)
At their July 3, 1979, meeting the Salina City Planning Commission conducted a public
hearing on Application #Z79-ll. At that time a motion was approved (7-0-1) to
recommend that this application be approved based upon the following Findings of Fact:
1. This amendment would be consistent with the intent and purposes of the
zoning regulations as specifically enumerated in Section 36-101 of the
Salina Code.
2. While this area has not sufficiently developed industrially to insure
compatibility of all the permitted uses in the "1-2" District with other
uses in the immediate vicinity, the transitional nature of the area and
the mixture of existing uses, would allow this area to develop in accord-
ance with the Land Use Plan.
3. Through consultation with the Engineering Department, it has been deter-
mined that adequate sewer and water facilities exist and all other needed
public services exist or can be provided to serve the permitted uses on
the property if it is reclassified.
4. No errors in the application of the zoning regulations are known to have
occurred.
5. This amendment is made necessary due to changing conditions in the area,
primarily due to recent industrial rezonings which comply with the Land
Use Plan. This area is in a transitional stage, and a mixture of existing
residential, commercial and industrial uses exist to confirm this trend.
In order to accomplish this rezoning, the City Commission must pass an ordinance
amending the zoning map of the city.
The County Treasurer certifies that there are no delinquent taxes on this property.
