JUSTIFICATION &S".ŒRS
Rezoning is req~ested for TJðct 1 in order to make en
addition to applicant's office bu~)ding for a typewriter repair
and ratail shop.
Tract 2 1. now zoned for an .par~.nt bu1l4ift9,
but it is proposed to build a one story office building or buildings
of masonry construction with bricK veneer on the north. we.t and
south sides.
This is a fast growir.g cOll11lerci<~l >~.rea at Crawford
and Roacb streets.
The property o,.:ners in the vicinity are in
general agreement that office buildings are more desirable than
an apartment house.
It is anticipated that the proposed buildings
will be used as proposed for many years to cornel as applicant has
its own office building adjacent to both tracts.
area.
There will be practically no increase in traffic in the
An office building will have less traffic than an apartment
house.
Surrounding prcperty values will be increased as these
tracts are now vacant.
The property to the east, north and north-
west is now cOll11lercial property and so this property would fit
into the overall zoning plan.
There is a restrictive agreement of record between the applicé!Lt.
and some adjoining proIerty ~~ers.
This agreement has already
been examined by the Planning Board and this application has
been approved by the other parties in interest subject to the
¡'
execution of a new agreement covering Tract 2 before f~nal action
is taken by the Planning Board.
The rezoning will have no effect on either Roach or Crawford
streets as more than ample off-street parking space is available
or will be made available.
The proposed buildings will be located
on Roach and Crawford streets and so will serve all southeast Salina.
The proposed use will increase the convenience, prosperity
and general welfare of the neighborhood by converting existing vacant
lots into modern, attractive office buildings, which wi~ be closed
ri
and quiet at nigh~ with no bri~ht Jights shining in the direction of
neighboring houses.
