of the city of Salina, nor in tbe beet intereat of an overall
aoning plan for tbe ~arly Irowth of the city.
10,
Propert, in this area does not carry restrictive covenant.,
b~t the property owners in the area are vitally interested
in keeping a aood resi4ential area located convienent to the
downtown area. The property owners of the nei¡hborbood also
are interested in usa of property and work toaether to protact
their vested interests.
11.
Waln~t Street nOW is heavily used as a feeder from Broadway
to reach the downtown area. Because of tbe aDount of traffic
the atreet now carry. it is possible that so.etime in f~ture
years the street may be widened and the PjO¡" at Ninth and
Walnut Streets be straightened in providing for future traffic
neea~. Establish.ent of the proposed office b~ilding would
proviae another problem when and if s~ch a wi4ening projact
were ever undertaken.
12.
According to the petitioners requesting re-zoning an off-
street parking lot would be established for use by employees
and those stopping at the office. With the size of tbe
building described as ~5 feet by 125 feet, the .axi.~m
amount of land area available for parking would be 106
feet by 30 feet. While this might be adequate for the
nuDber of employees, it is not considered adequate for
stopping at the office nor for the future as useage of
e.ployment service increases.

13,
This type of office building will Serve the entire city of
Salina and the surrounding area. Such a building should not
be located in the center of a residential area.
lit ,
The placing of the office building in this location will bring
more v£bicles and people to the area. Along witb tbe people
there will be an increase of trasb and litter dropped along
the street parking and around the building, unemployed people
will congregate in the neighborhood in answer to calls for
work forces, The proposed use would not increase or main-
tain health, safety, Dorals, order. convience, prosperity or
the general welfare of the neighborhood. The additional
traffic and trash will present bealth and safety problems.
The office hours will disr~pt the order of the area with the
arrival and departure of many vebicles during the day,
15.
In conclusion, the property owners of adjacent property to
the proposed re-zoning of 626 West Walnut and lSa South 11th
believe the property is now correctly zoned for the best
use ôf the land and do not believe tbe proposed re-zoning
can be justified.
