Propose to build 200,000 sq, rt. Shopping Mall,
mate cost to be $3.700.000,00,
The approxi-
2,
Your attention is directed to the City Plan or Salina, Kansas
which was prepared by Wilson and Co, in September, 1964 and;
more specifically. that portion of said Plan set out in the
Population Density Section on page 20,
3,
Yes,' See paragraph 1 above.
4.
Yes. This land faces on Ohio Street which is a rour lane
boulevard and is the only street other than Ninth Street which
runs through the entire city from the north to the south and
connects Interstate 70 with Interstate 35,
5,
6,
See attached plan or proposed Shopping Mall.
Yes,
Yes, Upon completion of our proposed Shopping Mall, the
traffic would increase; however, it would not be detrimental
to the adjoining property because applicant owns property to
the west and south of the proposed structure and, as stated in
paragraph 4, we are served by a rour lane street to the east,
7,
We can roresee no objections by our adjacent land owners.
8.
It is our opinion that a $tructure such as the proposed Mall
will not, in any way. decrease the surrounding property'values.
We feel, ho~ever. that the property will be increased for such
a structure as this will be very attractive, Further, we plan
to build garden type apartments to the south and west of the
proposed ;.:..11 which will increase property values of the
surrounding areas,
g.
The land to the south of subject property is in the D Zone
which consists of a retail liquor store, laundromat, office
building and service station. To the east of this property
and south, -it is zoned D for Peterson Pontiac Company, Doctors
Clinic and fi~ling station.
10,
No.
11.,
The proposed mall will be between the two major thoroughfares.
Crawford and Tron, facing a major thoroughfare which is Ohio
Street which runs north and south. \ie plan to have Ol,io Street
broken for accessibility to the subject land in no more than
three places. We reel that the location will present no prob-
lems as far as trarfic is concerned because arterial roads are
Crawford, Ohio and Iron.
12,
Definitely so.
See plot plan which is attached hereto,
13,
See preliminary plat along with site plan of proposed structure.
14,
Our proposed naIl will be built for a major department store.
national shoe, drug and clothes chain, as well as local businesses.
Said building will be of the best construction and. as stated
above. will cost approxi~ately $3,ïoo,OOO.O~ in acèordance with
Natio~al and Salina Building COdes, aod will offer all of the
conve~icnces which are possible for the shopper, See attached
floor plan.
15,
See attached plan which we think will justify the requested
zoninG.
