QUESTION L1
The contemplated use of the area in question
is an extension of Fuller Auto Salvage, The area in
question is now encompassed on the w~st and north by the
Fuller Auto Salvage, The area is presently not being
used but is occupied by a three stall service station and
garage. -
It will not be necessary to build a new structure
but the present building will be re-painted and the entire
area will be encompassed within a new six foot chain link
fence with one gate.
The special feature about the area in question
that makes it more feasible to rezone rather than acquire
property presently zoned is that it is adjacent to the
existing Fuller Auto Salvage business,
Using foresight it is very likely that the
anticipated use will continue for a good many years,
The proposed use will not increase traffic in
the area because it will be used by a business now in
existence and that has been in existence for many, many
years.

The intended use will not be objectionable to
the neighbors as it is the same use that is being conducted
in the neighborhoad at the present time and in our opinion
will enhance the neighborhood by permitting the present
Fuller Auto Salvage to arrange 'i~s business even more
orderly than at present. The surrounding property value
should be maintained or increased for the foregoing reasons.
The area at present is served by a similar use
although we are not certain of the type of zone, Directly
to-the east of the area in question-is the Beverly Meat
Company and livestock auction and as previously stated

Ther. is no off street parking problem in the ar..
but in any event we do not antiåpate a more intense use in-
sofar as traffic is concerned.

The area to be served by this business is primarily
centrall~nsas but includes the balance of Kansas and nine
surrounding states through a communication system with other
dealers in those states.
The proposed use will not effect health, safety,
morals, order, convenient, prosperity or general welfare of
the neighborhood other than perhaps enhance the same through
. more orderly operation of the existing business facility
now being conducted adjacent to the area in question.
