JOHN B. LYNCH and ELOISE LYNCH, his wife, Parties of the First Part, and
THE CITY OF SAT,INA, KANSAS, a municipal corporation, Party of the Second
Part, WITNESSETH:
That the said Parties of the First Part for a good and valuable
consideration, receipt and sufficiency of which is hereby acknowledged,
do by these presents grant, bargain, sell and convey unto said Party of
the Second Part an easement in, over and across a certain tract of land
owned by the Parties of the First Part more particularly described as
follows:
A tract of land in Lot One (1), of the Replat of
Block Three (3), Bond's Addition to the City of Salina,
Saline County, Kansas, being more particularly described
as follows:
Beginning at a point that is the Northwest corner
of said Lot One (1); thence East along the North line of
said Lot One (1) a distance of Ten Feet (10'); thence
South parallel to the West line of said LOt One (1) a
distance of Ten Feet (10'); thence West parallel to the
North line of said LOt One (1) a distance of Ten Feet
(10') to the West line of said LOt One (1); thence
North along the West line of said Lot One (1) a dis-
tance of Ten Feet (10') to the point of beginning,
for all of the rights of ingress and egress of the said Party of the
Second Part, its servants, officers, employees and contractors for
the purpose of constructing, installing, repairing, replacing and
maintaining traffic control signals and any other utilities as may
be necessary in connection therewith, in perpetuity.
IN WITNESS WHEREOF, the said Parties of the First Part have
hereunto set their hands the day and year first above written.

Dear Mr. Bengtson:
At your request I have searched the market for value indications
of two tracts of land at the corner of South Santa Fe and Crawford,
Salina,Kansas, for the purpose of estimating the Fair Market Value
of a permanent easement on which to locate new directional signals.
Tract #1 is a 10' x 10' tract of land on the Northwest corner of
Santa Fe and Crawford legally described as follows:
A tract of land in Lot One (1), or the Replat of
Block Three (3), Bond's Addition to the City of
Salina, Saline County, Kansas, being more particu-
larly described as follows: Beginning at a point
that is the Northwest corner of said Lot One (1);
thence East along the North line o£ said Lot One
(1) a distance of Ten (10) feet; thence South

distance of Ten (10) feet; thence West parallel

signals. This is estimated at the same value as the value of
the small tract of land at $200.00 each.
After careful consideration of the Market factors which in-
fluence value, I am of the opinion that the Market Value for
the permanent easements on subject properties as of August 1,
1982, was:

10' x 10' = 100 square feet X $2.00 = $200.00
