Urban Renewal Bldg SpaceLEASE AGREEMENT
A
THIS LEASE AGREEMENT is hereby executed this day of
April, 1975, by and between The City of Salina, Kansas, herein called
the "LESSOR," and The Urban Renewal Agency of the City of Salina, Kansas,
and The Housing Authority of the City of Salina, Kansas, herein called the
"TENANTS."
PREMISES:
The LESSOR and the TENANTS agree as follows:
The LESSOR hereby leases to the TENANTS that office space
located in the City -County Building in Salina, Saline County, Kansas,
designated as follows on the exhibit, attached hereto and marked "A."
Those rooms designated by the numbering 106-M,
106-N, 106-J, 106-I, 106-H and 106-G together
with the appurtenances thereto and the fixtures
therein and the connecting halls.
The use from time to time as a meeting room and
to display exhibits that room designated by the
numbering 106-0.
TERM OF THE LEASE:
The term of the lease shall commence on May 1, 1975, and extend
for a period of one (1) year; and, shall be renewed automatically unless a
written notice of cancellation is delivered by one party to the other at
least sixty (60) days before the conclusion of the lease.
In the event that all Urban Renewal projects are phased out
during the term of the lease or any extention thereof, the TENANTS shall
have the right to release a portion of the lease space to the LESSOR; and,
the rent shall be reduced by that proportion which the released space
bears to the total space rented for full time use, aforesaid.
RENT:
The TENANTS shall pay rent to the LESSOR in the sum of Four
Hundred Ninety-five Dollars ($495.00) monthly commencing in May, 1975,
payable in advance at the Office of the City Manager.
REPAIRS AND ALTERATTONS:
The LESSOR shall maintain the PREMISES and shall be responsible
for any repairs or alterations, authorized by agreement of the parties dur-
ing the term of the lease.
INSURANCE AND UTILITIES:
The LESSOR shall provide whatever insurance may be necessary to
protect itself against damage to or destruction of the PREMISES and shall
provide the utilities for use in or on the PREMISES.
The TENANTS shall maintain such insurance as may be necessary
to protect their own personal property in the PROPERTY; and, shall maintain
such insurance as agreed between the parties to protect them from injury,
loss or damage to any person or property on the PREMISES due to the TENANTS'
use or occupancy thereof.
IN WITNESS WHEREOF, the parties have executed this Agreement
on the day of April, 1975.
