I'm forwarding the deed and closing statement for the acquisition of the residence at 303 N. 10`h St. As Shandi knows,
City Commission approval of the purchase is on today's CC agenda.
Margaret- -
The closing is scheduled for this Thursday, November 10`h for the reasons that the property is scheduled for the tax
foreclosure sheriffs sale scheduled for next Tuesday, November 15`h and City and County offices are closed on Friday,
November 11`h. The Thursday closing will enable the owner to redeem the property in time for its removal from the
sheriff's sale. As you can see from the closing statement, payment of the taxes and assessments necessary for the
owner to redeem the property are being paid from the sale proceeds.
I don't know whether the short week is prompting an acceleration of your usual Thursday AP check process. I'm unsure
of the time of day of the closing on Thursday, but it would be best if we can deliver payment on Wednesday in time for
Land Title to bank the check that day in anticipation of the Thursday closing and redemption of the property from the
tax sale. As you can see from the closing statement, the amount payable by the City to Land Title Services, Inc. is
$27,442.15. I regret the potential need for a special check, but unless you're running this week's checks on Wednesday
instead of Thursday, I don't know of any other way to safely address the timing.
Shandi-
As you may have already noted from the closing statement, in addition to the taxes and assessments under the sheriffs
sale, the City is being credited for a pending assessment in the amount of$173.63. You will also see that the City is
being credited for prorated 2016 taxes and will be responsible for payment of the 2016 taxes when due. I know you
promptly process the application for exemption from property tax, but wanted to be sure you are aware of the credit
and the resulting City responsibility for payment of the 2016 taxes prorated to November 10.
If either or both of you would, please let me know if you have questions or instructions for me.
