BACKGROUND:
Over the past year City staff has twice requested bid proposals, for the sale of the residential lot at
2626 Quail Hollow Drive, with very limited success. Staff now brings to the City Commission the list of
Kansas Real Estate Brokerage Firms who would be eligible to contract with the City to sell the vacant
lot. It is the intent of the city staff to request that the City Commission select the firm who may contract
for services and complete the contract for sale. The broker/firm should be able to provide all real
estate services at its earliest convenience.
This property was acquired by the City of Salina in 2001 at a cost of $1,178.69 and payment of special
assessments of $10,886.86 for a total investment of $12,045.55 plus maintenance from that date of
purchase. The property is legally described as Lot 16, Block 1, of the Re -plat of the Pheasant Ridge
Subdivision and address as 2626 Quail Hollow Drive. The property is located in east Salina, north of
Crawford Street, west of Prairie Lane, on the west side of Quail Hollow Drive, and abuts the drainage
easement on the west. The property is zoned R-1 for single family home use.
The expansion of Pheasant Ridge Subdivision No. 2 affords this lot to become a surplus parcel due to
the relocation of the sanitary sewer lift station. This parcel consists of approximately 11,976.5 square
feet or .275 acres. This surplus parcel is adjacent to the Quail Hollow Drainage System on the West
and Quail Hollow Drive on the East. This property has been issued a LOMA letter from Federal
Emergency Management Association.
The City of Salina has invested in this property by providing all necessary infrastructure
improvements. City staff has also maintained this parcel since purchase and will continue to do so
until it is transferred to a new owner.
Upon your selection of a real estate firm, city staff will contract for the dispersal of the lot in Pheasant
Ridge Subdivision. Our hope is the lot can be sold and the new owner can begin to place a new
residential single family home in the very near future.
Selection Criteria
Selection of a brokerage firm could be based upon the following criteria:
• Ability of the broker/firm to meet or exceed the requirements necessary for dispersal of this
property
• Experience, qualifications and willingness to expedite the property sale
• Knowledge of the City of Salina real estate market and ability to market to prospects
• Provide firm's fee schedule
• Ability to assist city staff in placing a fair market value on the parcel prior to listing, one
comparable with other similar building lots in the'community and place marketing signage within

picture tours, assistance to potential home owners or builders with municipal processes to
obtain a contractor or building permit
• Continue to develop and maintain a positive working relationship with the staff, City of Salina
and Salina MLS, agents, contractors and homebuyers
FISCAL NOTE
The sale of this property would produce funds to be deposited into the City General Fund with a desire
of Development Services staff to be allowed to use the monies for the purchase of other vacant lots
which would be placed into a land bank system or another entity within the City of Salina.
