Award of contract for the Community Theatre Building Improvements, Project No. 98-1092.
BACKGROUND
This building was expanded in 1988. The original building and the expanded building have been
plagued with roof problems (leaks, structural integrity, impact to interior) in recent years. This
project is designed to remove and replace the entire roof including additional sloping for extended
life as well as some wall sealing.
Bids were received for the project on Tuesday, February 24, 1998 as follow:

A definition of the bidding options is as follow:
Base Bid: Replace entire roof.
Alternate Bid: Waterproofing outside walls of building (masonry sealing, vertical siding, etc.).
The low bid from S & S Contracting is invalid because no alternate bid was submitted. The City
Commission may recall that this project was previously let for bids in December, 1997. The bids
were rejected due to an imbalance in the bid amounts. With the help of architect Don Marrs, we
were very successful in restructuring the bid package to generate more competitive bids.
The 1998 Capital Improvement Program allocates $85,000 from the Buildings and Facilities Account
for this project. In addition to this contract, city staff will complete site grading, foundation drains
and sidewalk replacement using the remaining funds in the account.
RECOMMENDATION
It is recommended that the City Commission award the contract for the Community Theatre Building
Improvements, Project No. 98-1092, to Ryan Roofing in the amount of $48,586.00 for the base bid
and alternate bid items.
