We believe that one function of zoning is to protect residential areas from encroachment by undesirable and conflicting businesses. Zoning ordinances should prevent and not encourage conflicts between residential areas and commercial areas. I ~ l &, 1.o /4 AS CURRENTLY PLATTED January 27, 1972 129 C ;~est Virginia Rlalto, California 923?6 Members of the City Commission Salina, Kansas 67401 Gentlemen:' It has come to my attention that consideration is being given to a petition to rezone the buffer zone between Mill- wood and Crawford in the ten hundred block° ~Since I am out of to~n and will not be able to attend the City Commission meeting when this matter is considered, I am taking the liberty of expressing my concern in this matter. When we built our home at 808 Millwood in 1960, the plan for that area between Millwood and Crawford from Roach to Ohio included a buffer zone of 60 feet back of the houses · on the north side of Millwood. This zone would protect the residential area from any business enterprise that c~pld have a serious effect on the aesthetic, as well as the dollar value of the homes in this area. Mr. Riker recognized the need for such a zone; and as a mattor of fact, he told me on different occasions that such a land- scaped zone would be good for the entire area. With these assurances, we built our home and there is ample evidence that many of the other home owners in that area are of the same opinion. The concerns of home owners in this residential area are valid. The buffer zone was an important factor when considering pur- chasing a home in this area.
