SUBJECT: Petition No. 3371 - Shady Grove Acres, a Subdivision in
Saline County, Kansas
Our department has completed a review of the preliminary plat of
the proposed Shady Grove Acres, a Subdivision in Saline County, Kansas,
and we submit the following comments and suggestions:
1. The width of the proposed rock surfacing
should be a minimum of 26 feet, if no
shoulders are planned.
2. In order to allow the construction of a
minimum. ditch size (8'X2'-6") and a minimum
shoulder slope (3:1) and a minimum back
slope (2:1), a minimum road right-of-way
of 70 feet will be required.
3. The above minimum requirements are based
on design standards of the State Highway
Commission of Kansas and as recommended
in publications of the American Association
of State Highway Officials (A.A.S.H.O.)
for rural roads with low average daily
traffic volumes.
4. If the above standards are not followed,
high maintenance costs will develop in
future years.

2. Boundary dimensions as shown in the legal description
do not match.lot dimensions.
3. Revise the legal description to include the proposed
Georgetown Addition, Blocks One, Two and Three.
4. . A minimum centerline -radius of 150 feet will be
required at all offsets in the alignment of George-
town Road and Stewart Lane. Revise the layouts
of adjacent blocks to conform with this requirement.
5. The triangular shape of the cul-de-sac on Country Lane
would create traffic flow problems. We would suggest
this cul-de-sac be changed to a more conventional
circular design..
6. Eliminate all curved utility easements. The increased
costs incurred in the construction of utilities would
not be -warranted.
7. Show building setback lines on the preliminary plat.
8.' State the size of the proposed subdivision in acres.
9. Designate the proposed uses of the land within the
subdivision.
10. All costs involved in the relocation of any city
utilities shall be borne by the developer.
11. List the proposed method of disposing of all run-off
water from the proposed subdivision. Additional
easements may be needed.
12. Show the adjacent drainage areas in acres
