kitchen equiped with the fixtures, described in Exhibit' "A",,which
is made a part hereof; and,
WHEREAS the Lessee is desirous of leasing said dining,room
and'kitchen.in said administration building and the equipment in
Exhibit "A" for the.purpose of operating an eating establishment.,
Ito serve the patrons of said Salina Municipal Airport and the'
general public; and,
WHEREAS.the Lessor is desirous of having'an eating eatablish�
ment maintained in said administration building; ands
NOW THEREFORE in consideration of the mutual covenants and....
agreements herein set 'forth it is agreed ,by and between the

1 'Lessor; agrees to lease said dining room and kitchens
together with the above described equipment, for a period

r 3, Lessor agrees to pay all utilities necessary for the
operation of said eating establishment.,
' 4. Lessee agrees to operate and maintain an eating establish
ment in said premises during the term of said lease and to pay the
Lessor as compensation therefore a sum equal to two'per:cent (2%)
of the'.gross receipts of all sales made by the Lessees its agents
or,�employeee.-.during the term of this lease. Said payments are
to be made once each month and,shall'be payable not later than. the
10th day of each month for the previous month's operations.
5." Lessee agrees to keep accurate and correct records and.',
:r accounts of all income of'all sales made on said leased premises.
The.said'record must be complete and accurate and the method of'•;'
keeping it must be approved by the Lessor.: If at any time the
Lessor ehall.determine that the said records are inadequate. the

Lessee.sball have.•ten days ':after receiving written noticesetting,
out the inadequacy in which to correctrsald inadequacy to the
satisfaction of. the Lessor, and iSzthe Lessee shall fail to correct
said-lnadequsoy,'within the above mentioned ten"days, this.lease,
may be'terminated at. the option of-.tbe Lessor, The said records
shall be available for examination, by•.the Lessors its--agents or,.

employees at all..reasonable times.

6..;rLesaee,agrees to maintain the inside of the leased'
premises and the.equipment,therein in a.good servicable condition
and to'return

;laws 'and regulations governing the operation of eating establishr
ments.: The Lessor reserves the right to.terminate this lease on
threw days .,written notice if Lessee shall carry on illegal
operations in -violation of any state or.looal law or regulation,
10,_: Lessee understands and agrees that this lease. covers
only that part of the administration'building which shall be
designated by .the airport manager for the use as an eating,,
establishment.
11• Lessee agrees to keep said eating.eatablishment open for
business at least during the hours specified by the airport
manager on.each and every day during the term of this lease. The
foregoing shall in no way be construed as a limitation on the
hours which. the Lessee may remain open for business.
12. Lessee agrees that at the time this lease is executedg,'
it will execute and deliver to the Lessor a surety bond in the
amount of $29000 from a bonding company to be approved by the
Lessor guaranteeing the faithful performance by Lessee of all of
the terms and conditions of this lease which said bond shall be
written „for a term of this lease and deposited with Lessor, .'.
13., Lessee agrees to carry public liability insurance,
Including products liability, during the term of this;'lease with,
a company to ,be approved by the Lessor in a sum not less than
$259000 against personal injury to any person. or persons on or
about,the,leased premises.
.14•; After the termination of the primary term of this lease,
this lease shall continue as a lease from month to month under
the same terms and conditions as herein set forth, I'f either
party desires. to terminate this lease or to renegotiate any
provision the'reofs such party must give written notice of their
intention to terminate or their desire to renegotiate said lease
