1. RENT. Rent is the sum of$.1L per month payable in advance upon the lease date of each and every c
month to Lessor. In the event that rent is not paid within five (5) days after the due date, or in the
of a dishonored bank check from Tenant to Lessor, Tenant agrees to pay $10.00 as liquidated
for said late payment and $10.00 as liquidated damages for said dishonored check as additional

the premises in the same condition as they were in when rented by Tenant.
3. USE AND OCCUPANCY AND COMPLIANCE WITH LAW. The premises are to be used only for s
of personal property and household goods owned by Tenant. The premises will not be used for operation of y
business or for human or animal occupancy. Trash or other materials shall not be allowed in or near the Ie sed
premises. The storage of welding or flammable, explosive or other inherently dangerous material is prohib' d.
Lessee shall not store in the premises any items which shall be in violation .of any order or requirement i posed by
any Board of Health, Sanitation Department, Police Department or other government or governmental ency or in
violation of any other legal requirement, or any act or cause to be done any act which creates or may cre te a
nuisance in or upon or connected with the premises. No painted or other signs shall be placed on the pr mises.
4. RULES. Tenant agrees to abide by all Salina Mini-Storage.rules and policies that are now in effec or that may
be put into effect from time to time.
5. CON DillON AND AL TERAllON OF PREMISES. Tenant has examined the premises an erebyaccepts
them as being in good order, condition and repair. Tenant agrees to immediately notify Owner of ny defects or
dangerous conditions and Tenant agrees to keep the premises in good order and condition.
6. TERMINA llON. The tenancy under this Agreement may be terminated by Less or t by the giving by
one of written notice to the other of his intention to terminate the tenancy at least n (10) s prior to the end of
any term of this lease. As conditions for such termination, and prior to the return of osit, Tenant shall do the
following: completely vacate the premises in good and clean condition, reasonable wear and tear excepted, and leave
NOTICE TO VACATE AND DEPOSIT REFUND REQUEST form (on page two) and allow Lessor to inspect the premises in
Tenant's presence to verify the final condition of the premises and its contents.
7. ABANDONMENT. Tenant shall not abandon the premises at any time during the term of this Agreement. If
Tenant shall abandon said premises or be dispossessed by process oflaw, or otherwise, the Lessor or his agent shall
have the right to take immediate possession of and reenter said premises. In the event said notice to terminate has
been given, and in the event no portion ofthe rent has been paid for said thirty (30) day period by Tenant to Lessor,
and in the event any of Ten ant's personal property remains on the premises, Tenant here by grants to Lessor the

right to renter the premises, remove Tenant's personal property and store it in a safe place, consider the tenancy
terminated and relet the premises. Lessor may store Tenant's personal property for a period of thirty (30) days.
Upon taking possession of all of Tenant's personal property. Lessor shall mail to Tenant at all known addresses
of Ten ant, notice that Lessor has teken possession of the premises, and has teken possession of all of Tenant's
personal property and has stored said personal property. At the expiration of said thirty (30) days, Lessor may,
by public or private sale, dispose of the personal property.
8. ASSIGNMENT OR SUBLETTlNG. Tenant shall not sublet or assign all of any portion of the premises or
Tenant's interest therein without prior written consent of the Lessor.
9. LIABILITY. INSURANCE AND CARE OF PERSONAL PROPERTY. Tenant acknowledges that he is .
leasing a self-service storage unit from Lessor to be locked by Tenant and that this Agreement does not create any
kind of bailor-bailee re1B.tionship between Tenant and Lessor. Lessor shall not be responsible for looking after the
rented premises or caring for the Tenant's personal property stored therein. Lessor shall not be liable to.the Tenant
or Tenant's employees, patrons or visitors for any damage to persons or property caused by an act of negligence of
any other tenant of the building or buildings of which the rented premises are a part. Tenant accepts the rented
premisesin'thepresent condition as suitable for the purpose for which they are 1 sed an ts the rented
premises as is. Tenant i,s solely responsible for securing and paying for insurance verage on his
personal pro that he desires. Tenant further agrees to accept the re . ility placing wood

10. CHANG OF TERM 1 terms of this agreement including all charges and conditions of occupancy are
subject to change or upon thirty (30) days prior written notice to Tenant. Upon notice of any proposed
change, Tenant may terminate this Agreement effective as of the date of the change. If Tenant does not elect to
terminate the Agreement, the change shall be incorpOrated into this Agreement.
11. APPLICABLE LAW. This Agreement shall be construed according to the laws of the State of Kansas.

NOTICE TO VACATE AND DEPOSIT REFUND REQUEST
Your deposit will be refunded. if you:
1. Return this form ten (10) day prior to the expiration date of your agreement.
2. Have paid all rent (and any additional charges incurred) through the expiration day of the month in which
you gave us notice.
3. Have met all other terms and conditions of your agreement.
4. Leave your unit clean, undamaged and completely empty and unlocked.
5. Return this copy of the Agreement and vacate before midnight of the expiration day of the month during
which you turned in this notice.
